Hey guys! One thing that’s often overlooked when trying to find the right space is zoning regulations. And I will even say real estate agents don’t often know the zoning as well as they should because it’s not necessarily their speciality.

So, one thing I would consider is going down to your local zoning department. We have one not too far from Downtown here in Rochester, Minnesota. And tell them the type of business that you’re looking to move into that area, and whether or not it’s acceptable based on the zoning regulations. 

I have seen in the past that landlords accept a business, they don’t actually go and check the zoning, the tenant didn’t go and check the zoning; next thing you know, you have city officials saying, “That doesn’t work for that neighborhood. You can’t put that business there.” “You can’t put it in that type of building,” for example.

So definitely figure out zoning and figure out where your business can exist in the city that you’re looking to open up.
